The property is located in southwest Austin on the north side of US Hwy 290 West and is approximately 6 miles west of the “Y” (US Hwy 290 West at Hwy 71) in Oak Hill. The development is located in Hays County and lies within the extraterritorial jurisdiction (“ETJ”) of the City of Dripping Springs. It has an Austin address and Austin local phone number. The current traffic count is estimated at 22,000 vpd based on the TXDOT 2011 traffic count.
Hwy 290 West is 5 lanes (2 each way plus a center turn lane) along the entire frontage of the property. Additionally, at the entrance at Ledge Stone Drive, there is a west bound deceleration lane. While there are no specific plans for a traffic signal at this intersection, it is understood that signalization at this intersection, which will also serve as the primary access to the Belterra commercial development, may occur at some future date.
Distances and Commute Times
Ledge Stone is only a short 15 mile drive to downtown Austin and 21 miles to the airport; all on major thoroughfares with minimal traffic signals to deal with. That places Ledge Stone closer to both of these destinations than Lakeway, Steiner Ranch, Cedar Park, Round Rock and Pflugerville.
During normal business hours, drive times from the property to both downtown and Austin-Bergstrom International Airport are approximately 25 minutes. Within 5 to 15 minutes, commuters can access some of southwest Austinís better-recognized neighborhoods, including Covered Bridge, Belterra, Polo Club, Highpointe, The Vistas at Sawyer Ranch, Mira Loma, Circle C, Rim Rock, and Barton Creek.
